Resolve known leaks first
If a repair was temporary, confirm whether permanent work remains. Do not assume roof cement, a tarp, or an earlier emergency visit completed the final scope.
Review water and snow paths
- Gutters, downspouts, drains, and scuppers
- Valleys and areas where roof sections meet
- Entrances, walks, decks, vehicles, and lower roofs below metal slopes
- Snow-retention components and attachments
- Chimneys, skylights, vents, and wall transitions
- Tree limbs over the roof or service lines
- Low-slope areas where debris or water can collect
Look at accessible attic conditions
Check for old staining, damp insulation, disconnected exhaust, blocked soffit intake, missing baffles, or evidence of prior frost. Air sealing, insulation, ventilation, and properly terminated exhaust work together in cold-climate performance.
A roofer can evaluate roof components, but insulation, air sealing, mechanical exhaust, electrical, or remediation work may require other professionals.
Create a winter contact plan
Know whom to contact for roofing, water mitigation, tree work, utilities, and emergencies. Keep roof and warranty documents available. Describe active water clearly, but understand that severe weather and safe access can limit response timing.
Do not wait for the first freeze to discuss ice-dam history
If the home has leaked at the eaves, formed repeated ice, or shown attic frost, provide photos from prior winters. Conditions may be absent during a dry fall inspection, so the history is part of the evidence.
A fall evaluation can establish roof and attic observations before snow cover, while longer-term air-sealing or insulation work may require scheduling with additional professionals.
Keep winter safety boundaries clear
- Do not climb onto snow or ice
- Keep people away from sliding-snow zones
- Do not chip roofing with sharp tools
- Avoid wet electrical fixtures and bulging ceilings
- Use qualified help for roof and tree hazards
- Understand that severe weather can delay safe roof access

Why the attic outranks the roof in autumn
Almost everything expensive that happens to a Vermont roof in winter traces back to heat escaping into the attic. That single mechanism produces ice dams, the ceiling stains that follow them, the attic frost that drips during a thaw, and the emergency steam-removal callouts. None of it is fixed by anything done on top of the roof.
Autumn is the last convenient moment to address it. Once there is snow on the roof and frost in the ground, the work is harder to schedule and the consequences are already in progress.
