Know which metal system you have
Panel profile, seam type, metal, coating, substrate, attachment, roof slope, and accessory details determine what should be inspected. Do not assume a generic metal-roof repair applies to every system.
Inspection areas
- Seams, laps, clips, and visible fasteners
- Eaves, rakes, ridges, valleys, and transitions
- Chimneys, skylights, vents, pipes, and curbs
- Sealant condition where sealant is part of the designed detail
- Scratches, corrosion, coating damage, and dissimilar-metal contact
- Snow-retention and solar attachments
- Gutters, drains, debris, and ponding on low-slope sections
Avoid improvised repairs
Random fasteners, incompatible sealants, coatings over movement joints, and dissimilar metals can create new failures. A repair should allow for expected movement and use components compatible with the panel and finish.
Walking can dent panels, damage seams, or create fall hazards. Inspections and service should use appropriate access and fall protection.
Keep records
Save the original proposal, panel and finish information, warranties, inspection photos, repair invoices, accessory details, and the location of any modified panels. Good records help future contractors avoid guessing.
Annual timing should follow the property, not a generic calendar
A roof below trees, exposed to lakeside wind, carrying solar equipment, serving a commercial building, or experiencing heavy snow movement may need different attention than a simple residential roof in an open setting.
Inspections after severe weather, new rooftop work, or a reported leak can be more important than a rigid date. Warranty documents may also prescribe maintenance and reporting obligations.
Signs to address promptly
- Open seams or displaced closures
- Loose or missing exposed fasteners
- Damaged penetration or wall flashings
- Scratched finish exposing metal
- Unexpected rust or dissimilar-metal contact
- Loose snow-retention or accessory clamps
- Water staining beneath the deck or at transitions
What actually needs checking, and how often
Standing-seam roofs are genuinely low-maintenance, which is why the few items that do need attention get forgotten. Exposed-fastener roofs are a different commitment entirely: hundreds of gasketed screws that age, back out and eventually need tightening or replacement. That difference should have been clear at purchase and often was not.

What not to do to a metal roof
- Do not walk it casually — panels dent and finishes scratch, and it is slippery
- Do not use abrasive cleaners or wire brushes on a coated finish
- Do not chip ice off it, which damages both panel and finish
- Do not attach anything with incompatible metal — corrosion follows
- Do not pressure wash at high pressure into seams and laps
- Do not assume a leak means panel failure — check penetrations and transitions first
