Does a leaking skylight need repair or replacement?

A skylight leak does not automatically mean the skylight unit must be replaced. The source may be the glazing, frame, flashing kit, curb, nearby roofing, condensation, or a higher water path.

Start by separating water entry from condensation

Short answerWater during rain or snowmelt suggests an exterior path; moisture during cold weather without precipitation can point toward interior humidity and condensation. Both can occur together.

The timing, weather, wind direction, interior humidity, and location of the moisture matter. A stain below a skylight can also come from a roof penetration or seam above it.

  • Age and condition of glazing, seals, frame, and cladding
  • Manufacturer-specific flashing components
  • Head, sill, side, and step flashing integration
  • Condition and remaining life of surrounding roofing

When repair may be reasonable

A repair may make sense when the skylight itself is serviceable and the failure is a localized, accessible flashing or roofing detail that can be integrated durably. The company should explain exactly what it will open and replace.

Surface sealant alone should not be presented as a universal permanent fix. Some designed joints use sealant, but missing or poorly integrated flashing generally requires a detail-level repair.

When replacement deserves consideration

Replacement becomes more practical when the unit has failed, is near the end of its serviceable life, lacks compatible flashing components, or will soon be surrounded by a new roof. Coordinating skylight and roof work can avoid reopening new roofing later.

Roof age changes the repair decision

Opening a brittle or near-replacement roof around a skylight can make a limited repair harder to integrate. If reroofing is expected soon, replacing an aging skylight at the same time may avoid removing new roofing later.

The opposite is also true: a newer skylight with a localized flashing issue should not automatically be discarded. Ask for the condition of the unit and surrounding roof to be explained separately.

Establish whether it is water or condensation first

Condensation is misdiagnosed constantly, because a skylight is a cold surface in a warm room and behaves like a window on a January night. It presents seasonally rather than with rain, and it is repeatedly repaired as a leak with no effect.

The decision that saves the most money

If the roof is due for replacement and the skylight is already well into its service life, replace them together. Reusing an aged skylight under a new roof is one of the most common ways a sound new roof develops a leak, and replacing it afterwards means opening the new roofing to do it.

Ask for the skylight priced as a clearly itemised option in the roofing proposal. The marginal cost while the roof is open is far lower than the cost of a separate later project.

Can a skylight be reflashed without replacing it?

Often, if the unit itself is sound. It requires opening and properly restoring the surrounding roofing so the flashing is integrated, using the manufacturer's kit for that specific unit.

Why is my skylight shaft damp in winter?

Usually because the shaft is not insulated and air-sealed where it passes through the cold attic, which makes it both a condensation surface and a heat leak feeding ice dams above.

How long do skylights last?

Seals and glazing units age, and service life varies by product and exposure. The practical trigger is the roof: if the roof is being replaced and the skylight is old, do them together.

Is sealant around a skylight acceptable?

As a temporary measure, sometimes. As the repair, no — flashing is a layered assembly integrated with the covering, and sealant alone will fail again.

Can a leaking skylight be temporarily covered until it's fixed?

A properly secured tarp over the exterior can provide interim protection, but it should be installed by someone equipped for roof access, not attempted from a ladder in wet or icy conditions — and it should be described as temporary, not a fix.

Does skylight glazing type (single, double, or triple pane) affect leak or condensation risk?

Yes, generally — better-insulated glazing runs warmer on the interior surface, which reduces condensation risk in cold weather, though it does not change flashing-related leak risk, which depends on installation rather than glazing type.

Can a skylight be added to a roof where one didn't exist before?

Yes, but it means cutting a new roof opening, framing it, and building the flashing system into the existing covering — a larger project than replacing an existing unit, and best coordinated with any planned roof work.

Is a flat (deck-mounted) skylight more prone to leaks than a curb-mounted one?

Curb-mounted units, raised above the roof plane on a framed curb, generally handle water and snow better than lower-profile deck-mounted units, which sit closer to the roof surface and can be more exposed to standing water or drifting snow.

Does a skylight need to be resealed periodically even without an active leak?

Manufacturer flashing kits are generally designed to last without periodic resealing when properly installed; ongoing sealant maintenance is more a sign of an installation that relied on sealant rather than integrated flashing in the first place.

Can tinted or reflective skylight film reduce condensation?

Not directly — condensation is driven by interior humidity meeting a cold glazing surface, which film does not change. Insulating the shaft and managing indoor humidity are the more effective interventions.
