Common flashing and penetration problems
- Skylight curb, frame, glass, step flashing, or head flashing leaks
- Chimney step flashing, counterflashing, cricket, mortar, or masonry concerns
- Sidewall and headwall flashing
- Valley lining and material transitions
- Plumbing vent and pipe-boot failures
- Bath, kitchen, dryer, and attic vent penetrations
- Satellite, solar, railing, snow-retention, and equipment attachments
- Low-slope tie-ins and roof-to-wall transitions
The stain may not identify the source
Water can travel along decking, rafters, underlayment, insulation, and ceilings. A stain near a skylight or chimney may come from that detail, an uphill roof opening, condensation, or another nearby condition.
Repair questions
- Is the leak from the roof flashing, the unit or masonry, condensation, or more than one source?
- Must surrounding roofing be removed to rebuild the detail properly?
- Can existing material be matched and tied in durably?
- Is replacement of the skylight, flashing system, chimney cap, or adjacent roof area recommended?
Sealant is not flashing, and this is the most common defect found
The great majority of persistent leaks on otherwise sound roofs are at penetrations and transitions, and the great majority of those are flashing details that were sealed rather than built. It is easy to spot once you know what you are looking at: a bead of caulk along a chimney-to-roof junction, a smear of roof cement over a step-flashing run, or mastic around a pipe boot are all repairs with an expiry date measured in a few years, and often much less under Vermont freeze-thaw cycling.
Correct chimney flashing is two components working together — step or base flashing integrated with the roofing, and counter flashing let into or attached to the masonry to cover the top edge. A wide chimney on a slope also frequently needs a cricket to divert water and snow around it rather than letting it pile against the upslope face. If any of those elements is missing, sealant will be doing a job it cannot do indefinitely.
- Whether step flashing is new metal integrated course by course, or reused
- Whether counter flashing engages the masonry or is only surface-sealed
- Whether a cricket is needed on the upslope side of a wide chimney
- How pipe boots are specified, since the rubber flange is a known wear item
- Whether the repair opens the surrounding roofing or only works on the surface
Water beside a skylight does not prove the skylight leaks
Skylights get blamed for a lot of water that is not theirs. The same interior symptom can come from the head or side flashing above the unit, from the roof covering upslope, from condensation forming on a cold glazing unit or an uninsulated shaft in a Vermont winter, or from an ice dam backing water under the roofing and around the curb. Condensation in particular is very commonly misdiagnosed as a leak, and it presents seasonally rather than with rain.
The service-life question is worth settling at the same time. If the roof is being replaced and the skylight is already well into its life, reusing it under a new roof is a frequent source of a leak on a roof that is otherwise sound, and replacing it later means opening the new roofing to do it. Getting that decision made while the roof is open is far cheaper than revisiting it.
- Whether water appears with rain, with wind direction, or during thaws
- Whether the moisture is running in from above or forming on cold surfaces
- Age and condition of the skylight relative to the new roof's expected life
- Whether the manufacturer's flashing kit for the specific unit is being used
- Whether the shaft is insulated and air-sealed where it passes through the attic
