What the published numbers assume
This is why two identical roofs installed the same year on the same street can be in different condition a decade later. The variable that most often explains the gap is attic ventilation, because a hot, poorly ventilated deck ages asphalt from underneath, and a heat-leaking attic produces the ice damming that works at the eaves.
Treat any single number as a starting point that your building's conditions then modify. Condition inspected on the roof is always a better guide than either the age or the rating.

The components that fail before the covering
Almost every mid-life leak is a component rather than the roof. Pipe boots, sealant joints, exposed fasteners, ridge caps, and skylight seals all have shorter lives than the covering around them, which is why a fifteen-year-old roof with one stain usually needs a repair rather than a replacement.
Planning around that is straightforward: expect wear items to need attention roughly midway through the roof's life, and treat their failure as maintenance rather than as a signal that the roof is finished.
- Pipe boots — commonly the first thing to fail on a mid-life roof
- Sealant at any joint relying on it rather than on integrated flashing
- Exposed fasteners and their gaskets on exposed-fastener metal
- Ridge caps, which are more exposed than the field
- Skylight seals and glazing units, often older than the roof around them
Getting the rated life you paid for
- Balanced intake and exhaust ventilation — the single largest lever on asphalt
- Attic air sealing, which reduces the ice damming that attacks the eaves
- Keeping valleys and gutters clear so water and debris do not sit
- Cutting back overhanging branches to restore drying and reduce debris
- Addressing wear items when they fail rather than waiting for a leak
- Not walking the roof unnecessarily, particularly on slate, cedar and aged asphalt
