Why we do not publish a price
A single-plane ranch and a Victorian with three dormers, two valleys, a chimney and a slate section can have identical interior square footage and completely different roofs. Pitch alone changes how the work is performed, how long it takes, and what fall protection is required. National averages are close to useless for a specific Vermont property.
There is also a straightforward integrity reason. A published figure attracts the visitor and then gets corrected upward by every real proposal, which serves nobody. Our editorial policy prohibits publishing a price we cannot support, and that applies to us as much as to anyone we link to.

Where the money goes that you cannot see
Most of the visible difference between two proposals is not the shingle. Comparable architectural shingles from the major manufacturers are broadly similar. What separates one roof from another is the ice-and-water membrane at eaves and valleys, the underlayment across the field, whether step flashing is new metal or reused, the drip edge, the starter course, the ventilation design, and the ridge.
In a climate that produces ice dams, how far self-adhering membrane extends up from the eave — and whether it reaches past the interior wall line — is a genuine performance difference between two roofs that look identical from the street. It is also one of the easiest places to reduce a bid price without the customer noticing.

How to build a budget without a published number
Get two or three real proposals on an identical written scope and treat the spread as your planning range. If the roof is two or three years from the end of its life, that is the right time to have it measured and quoted, so the budget is built on your property rather than on an average.
Where financing is involved, keep it separate from the roofing decision. A monthly payment is not a price, and comparing two roofs by their monthly figure compares two loans. Settle which roof you want, then compare financing terms on their own.
