In an unheated or intermittently heated building, moisture condenses on the cold underside of a metal roof and drips. It is one of the most commonly misdiagnosed roofing problems, and money spent sealing the roof is wasted.

The clue that settles it

Where the moisture comes from

Metal panels over an unheated space cool rapidly at night, often below the dew point of the air inside. Any humidity in that air condenses on the cold metal and eventually drips. The humidity itself has ordinary sources: ground moisture rising through an earth or unsealed slab floor, a vehicle brought in wet and snowy, stored damp material, livestock, or simply humid outdoor air that entered during the day and cooled at night.

This is why the problem is worst in exactly the buildings people assume are simplest — a bare metal roof over an open span with a dirt floor is close to an ideal condensation machine.

What does not work

Sealing the roof. There is no hole, so there is nothing to seal, and money spent on sealant, tape, or a new covering achieves nothing. This is the single most common expensive mistake made on outbuildings in this region.

Adding insulation without a vapour strategy can also make it worse by moving the condensing surface rather than removing it. If a building is going to be insulated, the assembly needs designing as a whole — where the vapour control sits, where the air barrier sits, and whether the roof is vented or unvented.

Water drips inside my metal garage but it has not rained — why?

That is condensation. Humid air inside condenses on the cold underside of the metal and drips, typically on clear cold nights. It is not a leak and sealing the roof will not help.

How do I tell condensation from a leak?

By timing. A leak follows rain or snowmelt. Condensation follows temperature and appears in dry weather, often spread evenly across the panel underside rather than concentrated at one point.

Will insulating the roof fix it?

Only if the assembly is designed properly. Insulation without a vapour and air strategy can move the condensing surface rather than remove it. In an unheated building, ventilation and a ground vapour barrier are usually the better first steps.

Does a dirt floor matter?

A great deal. Ground moisture rising through an earth or unsealed slab floor is one of the largest humidity sources in an outbuilding, and a ground vapour barrier is often the highest-value single measure.

Is anti-condensation backing worth it?

On new or replacement panels it is generally worth asking about. It holds condensed moisture in a felt-like layer until conditions let it re-evaporate, rather than letting it form drops and fall.

My barn has this and also actual leaks — how do I separate them?

Record the weather each time water appears. Anything appearing only after rain or snowmelt is a leak; anything appearing on dry cold nights is condensation. A building can genuinely have both, and they need different work.

Does condensation happen more in spring and fall than deep winter?

Shoulder-season swings, where warm humid days are followed by cold clear nights, are a common trigger, since the temperature differential driving condensation is often sharpest during those transitions. Deep winter with consistently cold conditions can produce it too, just with a different pattern.

Can a portable dehumidifier placed inside the building help?

It can reduce the humidity available to condense, particularly in a smaller or better-sealed structure, but it does not address ground moisture rising through an unsealed floor, which is often the larger source in a barn or garage.

Is condensation worse in a building with a concrete floor versus a dirt floor?

Generally less severe over a sealed concrete floor, since an unsealed earth or dirt floor allows more ground moisture to rise into the building's air. A concrete floor still allows condensation from other humidity sources, just typically less than an open dirt floor.

Does the color of the metal roof affect condensation?

Not significantly — condensation is driven by the temperature difference between the interior air's dew point and the cold panel surface, which relates to insulation, ventilation, and interior humidity rather than the roof's color or solar absorption.

Can condensation damage stored equipment even if it doesn't damage the roof itself?

Yes — dripping condensation can rust tools and equipment, damage stored materials, and create a persistently damp environment even in a building where the roof covering itself is unaffected structurally. It is worth addressing for that reason alone.

Should ventilation be added even in summer, or only for winter condensation?

Ventilation that helps in winter generally helps year-round, since it manages moisture and temperature extremes in both directions — a well-ventilated building is less prone to summer heat buildup as well as winter condensation.
