Building use changes the roof plan
Heated, unheated, animal, equipment, workshop, and finished spaces have different moisture, ventilation, fire, and interior-protection concerns. Tell the roofing company how the building is used now and whether that use will change.
Older outbuildings may have spaced boards, uneven framing, previous overlays, rusted panels, or structural movement. A roofing estimate should state which substrate and framing conditions remain outside its scope.

Frequently asked questions
Can exposed-fastener panels be repaired?
Often, depending on panel, fasteners, substrate, corrosion, openings, and surrounding condition. Replacing screws alone does not correct every leak.
Does an unheated barn need ventilation?
Moisture and ventilation needs depend on use, interior sources, enclosure, roof assembly, and local conditions; one generic vent prescription does not fit every building.
Can several buildings be included in one request?
Yes. List each building and roof system so measurements, priorities, proposals, and authorization can be separated clearly.
Unheated buildings have a condensation problem, not a leak problem
This is the defining difference between outbuilding roofing and house roofing, and it accounts for a great deal of misdirected repair spending. Metal panels over an unheated space cool rapidly at night; humid air inside — from ground moisture in an earth or unsealed slab floor, from stored damp material, from livestock, or from a vehicle brought in wet and snowy — condenses on the cold metal underside and drips. It appears on clear nights with no rain at all, which is the diagnostic clue.
The remedies are ventilation, a ground vapour barrier where the floor is earth, an anti-condensation membrane or backing on the panel, or an insulated assembly — chosen according to how the building is actually used. Sealing the roof does nothing, because the water is not coming through it.

Structure, snow, and matching the roof to the building's real value
Older barns and outbuildings carry roofs on structures that may have been altered, repaired, or partly neglected for a long time, and a new roof does not correct a structural problem beneath it. Sagging ridges, spread rafters, failed knee bracing, deteriorated posts and rotted sill areas are structural questions, and if the roof is being replaced because it sagged, the structure needs assessing by someone qualified rather than covering over.
It is also worth being realistic about scope. A working garage may be well served by an exposed-fastener metal roof at a fraction of a standing-seam cost, accepting the periodic fastener maintenance that comes with it. A historic barn being preserved is a different decision with different material, and possibly heritage considerations. Snow shedding matters for both — a metal roof discharging onto a doorway, a paddock gate, a fuel tank, or the path you use daily is a hazard regardless of what the building is worth.
