Why a roof may leak during snowmelt

Water appearing during a thaw can come from an ice dam, wind-driven snow, a flashing defect, condensation, attic frost melting, or an ordinary roof leak revealed by sustained meltwater.

An ice dam forms when meltwater reaches a colder roof edge and refreezes. Additional water can back up behind that ice. However, ice at the eave does not prove the exact source of every interior drip.

Wind-driven snow can also enter vents or small openings, remain hidden, and melt later. Attic frost can produce similar delayed dripping when temperatures rise.

The roofing company may need to examine the exterior covering and flashings together with accessible attic conditions. Depending on the finding, roofing, air sealing, insulation, ventilation, electrical, mechanical exhaust, or water-mitigation work may involve different qualified professionals.

Removing visible ice may reduce an immediate hazard, but it does not automatically correct the heat and moisture conditions that caused repeated buildup.

Why repeated winter leaks need more than an exterior patch

When heat and moisture from the building contribute to melt or attic frost, an exterior patch can leave the underlying condition unchanged. Conversely, adding insulation or vents will not repair missing flashing or damaged roofing. The diagnosis must connect the observed water to the building assembly.

Ask for observations that support the recommendation: where ice forms, attic staining or frost patterns, exhaust termination, eave conditions, roof penetrations, and the relationship between outdoor temperature and the leak.

Why this leak has almost nothing to do with the covering

Short answerRoofing sheds water running downhill; it is lapped, not sealed. An ice dam creates standing water behind a ridge of ice, and standing water finds its way under laps that were never designed to hold it back.

This is why a roof three years old can leak during a thaw while performing perfectly in summer rain. Nothing has failed. The roof is being asked to do something it was never built to do, and the cause sits in the attic rather than on the roof.

The practical consequence is that money spent on the covering does not solve it. A replacement can add ice-protection membrane, which stops the backed-up water entering the building — genuinely valuable — but the dam still forms every winter until the attic changes.

Why is my roof leaking only when snow melts?

That is the ice-dam pattern. Heat escaping into the attic melts snow on the upper roof, the meltwater refreezes at the cold eave, and water backs up behind the ice and gets under the covering.

My roof is new — how can it leak?

The covering is probably fine. Roofing sheds flowing water and is not designed to hold back standing water, which is what a dam creates. The cause is attic heat loss.

Will a new roof fix it?

Not the dam. It can include ice-protection membrane that stops backed-up water entering the building, which is worth having, but the dam keeps forming until the attic is addressed.

Should I get the ice removed?

If water is actively entering, yes — by low-pressure steam, which clears ice without damaging the roof. Never by chipping, chiselling or pressure washing, which destroys coverings and causes falls.

Is this covered by insurance?

That is your insurer's decision and depends on your policy. Document the dates, conditions and interior damage, notify promptly, and keep emergency mitigation invoiced separately from any permanent repair.

What actually stops it happening again?

Air sealing the attic floor first, then confirming exhaust fans discharge outside, then restoring soffit intake with baffles, then insulating. In that order — insulation first can block the intake and make it worse.

Does the amount of snow on the roof affect how bad the leak gets?

Indirectly — more snow provides more meltwater to feed the dam once a thaw begins, so a winter with heavy accumulation tends to produce more pronounced ice damming than a light one, though the underlying attic-heat-loss cause is the same either way.

Can this happen during a mid-winter thaw, not just in spring?

Yes — any thaw-freeze cycle can trigger it, which is why the leak can appear multiple times in one winter rather than just once at the spring melt. Vermont's winters commonly include several such cycles.

Is there a way to see the ice dam forming before water gets inside?

Watch the eaves for a thickening ridge of ice with icicles below it, and for the roof clearing unevenly — the upper slopes bare while snow lingers at the lower edge. Both are visible warning signs before water actually enters.

Does snow removal from the roof stop the leak immediately?

It can provide quick relief if it removes the material actively feeding the dam, but it does not repair anything that already backed up under the covering, and the underlying attic cause remains until addressed separately.

Can this type of leak happen on a roof with a steep pitch?

Yes — pitch affects how quickly snow sheds but does not prevent ice damming, since the mechanism depends on attic heat loss at the eave rather than on how steep the roof surface is.

Should I be worried about mold if this has happened more than once?

Repeated wetting of the same insulation and framing raises the odds of mold developing in that area over time, which is a reason to have both the water damage and the underlying cause addressed rather than just monitoring it.
