Georgia’s residential alteration charge is not a universal reroof rate
Georgia’s fee schedule adopted September 22, 2025 lists a residential alteration at $150 plus $0.25 per square foot, with recording listed separately. Ask the Town whether that category fits the actual roof work and which area it measures. Do not multiply the outer roof surface by a rate without the Town’s classification.
The contractor should make any changed roof dimension, opening or use visible in the proposal so the office can evaluate the same work being priced.
For a hypothetical Georgia roof-related alteration assigned 200 square feet under that category, $0.25 times 200 is $50; adding the $150 base gives $200 before recording. If one $15 recording page is required, the subtotal becomes $215. Those stated inputs are a municipal-fee example, not a local roofing price, a determination that this is the category for every reroof or a promise that no other charge applies.
The Georgia schedule distinguishes an amendment from an application submitted after construction. An amendment is listed at half the applicable permit fee, while an after-the-fact application doubles the applicable amount. Ask which action the actual roof change needs before authorizing work.
A later fee does not replace required permission or correct a roof defect, and the owner should not choose a category merely because it is less expensive.
A Georgia certificate must match the roof project’s actual purpose
Georgia’s posted schedule lists a $100 compliance document and doubles that charge for a request needed in fewer than two business days. That expedited entry concerns the municipal document, not a roofing company’s inspection or report turnaround. Confirm whether the request qualifies and whether staff can meet it.
A sale deadline does not establish that the roof contractor or Town has accepted the same timetable.
The Georgia schedule also has separate certificate-of-occupancy entries, including $50 and $150 categories. Give the Town the approved work and building use so it can identify the correct document. Do not present those amounts as interchangeable roof closeout options or select the cheapest row independently.
The roofing inspection should still explain which roof sections were accessible, which defects were found and what correction is proposed.
For a Georgia roof job included in a wider renovation, reconcile the permit number and construction drawing with the contractor’s scope. Ask who arranges any required inspection and who obtains the final municipal record. The roof company may supply material and correction photographs without certifying another trade’s work or an inaccessible attic.
Put those limits in the report rather than allow one completion document to imply a whole-building examination.
Clarify the Georgia roof work before the application is filed
Describe the Georgia property’s existing roof and the proposed change in separate terms. A covering replacement, added dormer and changed occupied space under a roof can raise different review questions even when they occur in one contract. Have the company identify the affected roof areas, proposed products and any structural assessment.
The Town classifies the construction, while the roof inspector documents the condition supporting the work.
If tear-off exposes a condition beyond the Georgia roof allowance, obtain a revised specification and price before treating it as an unlimited extra. Ask whether the approval needs amendment and keep the Town’s answer beside the change order. Record the units used for deck replacement, the repair boundaries and the flashing details involved.
That gives the owner a way to compare the extra with the original scope without assuming the entire roof must change.
After Georgia roof construction, retain the municipal decision, required certificate, product identification and completed-correction record. Label a house, garage or other included building separately. Identify anything the company could not reach or did not accept as part of the project.
A later owner should be able to distinguish the actual roof work from a separate compliance search, insurer decision or permit for another structure.
