What belongs in the roof assembly
- Decking and any repair allowance
- Eave and vulnerable-area protection
- Field underlayment and ventilation components
- Drip edge, valleys, wall and chimney flashing
- Pipe boots, vents, skylights, and roof penetrations
- Shingle line, starter, hip/ridge, fastening pattern, and manufacturer requirements
Avoid comparing proposals by shingle name alone
Two proposals using the same shingle can still differ materially in deck scope, flashing, ventilation, ice protection, accessories, labor, cleanup, safety controls, and workmanship coverage.
Ask each roofing company to separate included work, unit prices or allowances for hidden conditions, exclusions, payment timing, and warranty responsibilities.
Cold-climate performance is an assembly issue
Recurring ice formation, attic frost, or moisture may involve heat and air leakage, insulation, ventilation, roof geometry, and weather conditions. A new covering does not automatically correct the building conditions that contributed to an earlier problem.
Cold-weather installation and the sealing strip
This matters in Vermont more than in most markets, because a meaningful share of replacements happen close to the shoulder of the season. It does not mean cold-weather roofing is wrong. It means the manufacturer's instructions for low-temperature installation — which commonly include hand-sealing, adjusted fastening, and material handling requirements — become part of the scope, and the proposal should say so.
The corollary is worth knowing: a roof installed late in the season that has not yet sealed can lose shingles in a winter wind event that a fully bonded roof would have shrugged off. If your roof was installed in the cold and lost material that winter, that history is relevant to the conversation with both the installer and the manufacturer.

- Which cold-weather provisions apply, and whether hand-sealing is included
- The fastening pattern used, and whether it matches the wind rating being claimed
- How the roof is protected if weather turns while it is open
The parts of the system that are not shingles
Shingle brand is the least differentiating part of most asphalt proposals, because the common architectural products from the major manufacturers are broadly comparable. What actually separates one roof from another is everything underneath and around: the ice-and-water membrane at the eaves and in the valleys, the underlayment across the field, the drip edge, the starter course, the valley method, the step and counter flashing at walls and chimneys, the pipe boots, the ventilation, and the ridge.
Ice protection at the eaves deserves specific attention here. In a climate that produces ice dams, the width of self-adhering membrane at the eave — and whether it extends far enough up the slope past the interior wall line — is a genuine performance difference between two roofs that look identical from the street.
